Property Management Services

Many people ask us about rentals or property management. We offer a full program to helping people FIND homes as well as helping you RENT your home or investment property. Many realtors "do not specialize" in this area which is another way of saying they do not want to be bothered with it. Rentals are an important part of our business and we give them daily attention. Following are details on how our rental/property management program works.

To help you get your home rented, we view it, and if you would like, give you suggestions on making the home more marketable. We will analyze similar rents in the neighborhood to help you determine the rental price. We will then prepare a detailed listing and post it on the MLS so that it is accessible by Realtors who are helping clients find homes. We put a keybox on your door and set up a process for appointments to view your home. We prepare some quality in-home marketing materials. Your home will be listed on the MLS, Realtor.com, and RE/MAX.com. When a person shows interest, we ask them to complete a detailed application. We run a tenant screening that includes credit report and criminal background check. We call to verify their employment and call the past landlord to inquire about their rental history. At this time this we present the information to you and you can make a decision, based on financial/employment criteria. We assist you in negotiating any items and then get the lease signed and collect security deposit and first month's rent. We have an exclusive "Naperville Rental Homes Lease Addendum" which has been approved by an attorney which we attach to the lease which clears up some of the grey areas that most leases have and adds a few additional requirements for your renter. We also do a walk-through with the tenant prior to move in and make note of any problems with the property to protect both tenant and landlord.

Fees: All of these services are included in the "one month's rent" fee which we charge you to get the property rented, payable when the lease starts. No other fees are incurred by you the owner to find the tenant or to obtain the credit, criminal background check etc.

If you are also interested in property management, we can help you out. After the home is rented, we can provide the following services: We collect the rent and deposit it in an account of your choosing. We help coordinate any repairs, if you would like, for the maintenance of your home. We have a list of trusted vendors that we have worked with through the years for this purpose, who give us priority service at a fair and often discounted price. We keep detailed records of payments and all documents. We deliver late payment notices if needed. Our property management agreement allows you to pick and choose which services you would like us to take care of.

Fees. There is a negotiable monthly fee for this service which is between $100 to $250 depending upon your rental price. This is paid to us directly from you with a separate check, as we do not touch your rent proceeds or comingle funds.


We have 3 Realtors on our team and an office manager who will all be working to help you. Between the 3 of us, we have over 35 years experience in property management.
